PROPERTY
MANAGEMENT AND LEASING TRAINING PROGRAMS
1.
THE “SUPERSTAR” LEASING PROFESSIONAL
This seminar
covers a new focus in leasing apartments today. In this seminar
we focus on the importance of attitude and how first impressions
help to reduce the “defense mechanisms” of each
prospective resident. We’ll discuss the power of “relationship
leasing” to help build a bridge of connectivity between
you and the prospect and how you build “trust” in-person
and on the telephone. Learn how to ask “need” based
questions to help more closely “qualify” the prospects
thereby increasing closing ratios and reducing follow-up. We’ll
discuss how to use psychology in your leasing demonstration,
how to advocate for your company and property and how offer
support for the new residents decision to lease. This is a
leasing sales workshop and is designed for new hires as well
as a “get back to basics” workshop for all leasing
professionals. This seminar turns traditional selling
upside down.
2.
RESIDENT CARE AND WORLD-CLASS SERVICING
Most property management companies spend more time, energy and
money trying to get people in the front door, while they forget
about their current residents walking out the back door. In
this powerful seminar we cover all aspects of customer service
and resident retention, how the leasing professional and the
maintenance teams really make the difference and set you apart
from the competition. We’ll discuss how to create “moments
of truth” with all residents, how to handle upset residents
and explore why residents leave your community. The answers will
shock you! Also we’ll discuss the impact of new technology
on you and your residents. We will also share great resident
retention ideas that work with any size budget. What do you have
to you lose, except your vacancies?
This program is designed for on-site and maintenance teams.
3.
OBTAIN, MAINTAIN, RETAIN YOUR EMPLOYEES
Let's face
it...if we don't hire, train and motivate our people, they
leave and we start this tedious process all over again. We
all know how time consuming and expensive this can be, especially
with our current employment rate across the country today.
In this seminar we cover the hiring process, what to look for
in a resume, where to advertise your openings and how to establish
job profiles for each employee. We also cover the importance
of timely sales training for your new hires and performance
reviews. Statistics show that most new employees will leave
your company within the first 30 days because lack of cohesive
training. Lastly, we discuss ways to motivate your "new" hires
and yourself, even on the "tough" days. This session
is for all management personnel.
4.
HARNESS THE POWER WITHIN
In this highly
motivating seminar we examine the person “within”.
For your continue success you need to constantly tap into your
inner-powers, to enable you to unleash your potential. In this
program we will discuss the importance of attitude, how to
get it and how to keep it. We will also perform a “self-assessment” exercise
that will help you identify your strengths and weakness. We
will look at how your choices create your destiny and we’ll
examine the different types of personalities and help you identify
yours. We’ll close out our program with a session on
goal setting and share tips for staying fit both mentally and
physically.
5. A
CELEBRATION OF LIFE (Book due by 3/08)
After a life altering "brush with death" experience
in 2000, my life and its purpose changed dramatically. Putting
our lives into perspective, assessing what is and isn't important
is an on-going internal battle. In this session we discuss the
importance of time management and how easily
our management of our time can slip away. We’ll share ways
to prioritize our “out of control” lives and also
discuss ways to bring a better balance into our day-to-day life.
We’ll discuss ways to get a grasp on our stress
management with ways to reduce stress at work and at
home. In addition, we will discuss the importance of goal setting,
both personally and professionally and we’ll also share
tips to staying fit to keep us in shape both mentally and physically.
The end of the program is devoted to my personal story of triumph.
6. POWERFUL NETWORKING/OUTREACH MARKETING
The days
of print advertising and Internet apartment search referrals
bringing you all the traffic and leases you need are over.
Your property cannot live on these forms of advertising alone.
We will discuss the importance of going out and creating new
residents through corporate contacts, local merchants and non-traditional
networking. You will also walk away learning unique ways to
warm call and network to create a constant flow of leasing
traffic and qualified leases. We will also learn some powerful
tips on creative warm calling gifts, keeping in touch and successful
follow-up programs. Your success is about constantly keeping
your leasing sales funnel filled!
7. POWERFUL
PROPERTY MANAGEMENT LEADERSHIP
This seminar
focuses on powerful leadership tools to provide your company
with stronger employee relationships and higher occupancies. “Speed
of the Leader is Speed of the Gang”. During this seminar
we will discuss how to first acquire the “right” people,
then to build and motivate your property management teams and
learn about what the L.E.A.D.E.R. is really all about. Also,
we will discuss the importance of implementing powerful coaching
skills and mentoring programs to improve your management and
people skills, time management techniques and your productivity.
8. PERFORMANCE ACCOUNTABILITY
One of the
biggest challenges facing your property management company
today is creating “accountability” from the top
to the bottom within your organization. How frustrating is
it when people point fingers at each other or say “it’s
not my job.” Why is it that management blames their leasing
team, leasing team blames their maintenance team and maintenance
blames the residents? In this powerful program we will discover
how re-formatting the questions you ask others will bring about
clearer accountability within your management company. During
this program we will also break into working groups to better
understand “performance accountability” and how
those on your team can discipline themselves to take responsibility
for their actions. When everyone is practicing performance
accountability everyone wins-your residents, your maintenance,
your leasing teams and your management team.
9.
MASTERING CHANGE
Change is
constant and it is every evolving. Are you staying up with
change or are you being left behind? What is your company doing
to handle change and take a pro-active approach to the ongoing
changing within your company? This powerful program will share
with you ideas to help you become more open minded to the changes
impacting you and your company. Also we’ll discuss ways
to learn from change, both yours and your team’s and
then to develop the positive elements that change has to offer.
Without trust your team will not take risks, without risks
there is no change, without change… your company will
die. If you and your company are going through change, this
is a must seminar.
10. COMMUNICATION BETWEEN MEN & WOMEN IN THE WORKPLACE
Why is it
that both men and women communicate differently? Why is it
that they can both hear the same conversation, yet come away
with a different interpretation? In this session we’ll
explore the insights into why men and women are motivated by
different stimuli in the workplace and how the “stereotyping” of
communication styles between men and women are formed. We’ll
also discuss the “traditional” communication styles
of both sexes. You’ll walk away with a better understanding
of the different communication styles of men and women and
how to adapt to these styles to open up a smoother line of
communication between you and the opposite sex in the workplace.
If you’re confused and frustrated about communicating
in the workplace with the opposite sex you will love this session.
11. THE
POWER OF COMMUNICATIONS INTO THE NEW MILLENNIUM
This seminar focuses on the "art" of communication
in the business environment from phone to text messaging,
to email and online leasing and applications. We’ll discuss
tips on the proper etiquette for all forms of communication available
today and how best to utilize them. We also discuss the importance
of "dialogue" between people in this world of less "face
to face" communication and discuss the differences of why
men and women communicate with each other the way they do. This
seminar will help those "techno" phoebes get a grasp
on new technology and its benefits.
12.
LEADING WITH VISION IN A CHALLEGNING MARKETPLACE
As the expression
goes, “speed of the leader, is speed of the gang”.
In this riveting program, we’ll explore the major characteristics
it takes to lead either in a soft or tight apartment market.
We’ll discuss leadership and its importance in creating
and implementing your vision, motivating and empowering your
teams to work together to help you gain your desired market
share of prospective residents. We’ll also look at obstacles
that keep us from achieving our property/property management
companies’ goals and objectives. Lead, follow or get
out of the way.
- DOES
YOUR TEAM HAVE WHAT IT TAKES?
It’s
pretty simple…if your team isn’t “rowing” in
the direction, you get nowhere fast! In this motivating
program we discuss why there’s a natural divide present
in our leasing and maintenance teams and how the built-in “us
versus them” mentality affects property performance.
We’ll also discuss how finding the right personalities
is vital for these teams to work in harmony to reduce resident
turnover, increase occupancy and improve profitability through
team building and helping everyone find the right attitude
on-site.
